At Hungry Robin Lodge, our mission is to provide our guests with an unforgettable holiday rental. We believe that everyone deserves to escape the stresses of everyday life and enjoy some time in a beautiful, relaxing environment.

A brand new self catering accommodation situated in a garden and forest setting with enviable views across Loch Linnhe to Ardgour and towards the Glencoe mountains.  A wonderful base for walking and enjoying the Highlands,

The open plan living room/kitchen is equipped with a microwave oven, electric oven, induction hob and extractor, toaster, kettle, coffee maker, fridge freezer, dishwasher, crockery and cutlery in fact everything you need to prepare meals.


A Harris Tweed two seater settee and armchair are perfectly situated to make the most of those views and a smart TV, guides and books are on hand for those days when you want to stay indoors.  Free 400mbs+ Superfast broadband is available.

The spacious bedroom can be set with a kingsize bed (5ft x 6ft 7") or two single beds.  The bedroom has a smart TV, console table and chair, clock radio, iron and ironing board and hair dryer.  All linens are provided.

The cabin style tiled bathroom has a stylish shower, complimentary Highland Soaps toiletries and towels.

The lodge comes equipped with its own washing machine and drier. Washing machine detergent is also provided.

 Terms and conditions

These Terms and Conditions (“terms”) apply to the booking and stay at Hungry Robin Lodge, Craiglinnhe House, Lettermore, Ballachulish, PH49 4JD. By making a booking, you agree to be bound by these terms. These terms are subject to change and guests are advised to review them prior to making a booking.


1. Period of Rental

The period of rental is for a minimum of two nights and a maximum of 14 nights between the booker and the owner of the lodge.  There may be exceptions over major holidays at our discretion.  The rental contract is between the paying client and the owner with no subletting, however travel agents may book for their clients.  Please see separate terms for agencies (10).

Check in is 4pm. Check out is 11am and guests must vacate by this time. 


2. Occupancy and permitted entry

Hungry Robin Lodge is an extension of Craiglinnhe House and a monitored accommodation. A door code will be provided on arrival as part of your welcome. 

Maximum occupancy is strictly up to two people with a minimum guest age of 13 years old. One guest must be over the age of 18 years. No one other than the booked guests are permitted to enter or stay in the property. This is a requirement of our insurance and Scottish Law.

We are unable to offer accommodation for families or pets. 

We do not cater for elopements or weddings at the property or in the gardens.


3. Bookings, payment and cancellation policy

Bookings are handled by our secure partner Free to Book/Stripe. 


A 100% payment for the full amount is taken at the time of booking.  This is fully refundable up to 30 calendar days prior to the day of arrival.  A full (100%) refund of the total booking amount will be provided if the reservation is cancelled at least 30 (thirty) days prior to the scheduled check in date. Cancellations made fewer than thirty (30) days before the check in date will not be eligible for a refund.  All cancellation request must be submitted in writing (by email) and are subject to confirmation by the property (Hungry Robin Lodge).   Refunds will be processed through the Stripe system and credited back to the original card under the original booker's name.


The owners strongly recommends that all guests have appropriate travel insurance to cover cancellation charges as they do not accept liability for human error or a change of circumstances beyond the guest’s control. Examples include - but are not exclusive to -weather, transportation problems, illness or bereavement.


4. Services

Hungry Robin Lodge is a self-catered accommodation (holiday rental), defined as room only. Breakfast is not provided nor food to prepare breakfast. We are also unable to provide lunch, dinner or packed lunches.


We provide:

Bed linen, towels, wifi, electricity, a welcome pack (containing *milk, tea, sugar and ground coffee, 4 coffee pods, biscuits, jam, butter and *bread) sufficient to make a snack and hot drinks on arrival. *We are unable to cater for gluten free or dairy free diets.


Additional items such as vegetable oil, salt and pepper, a cleaning pack (containing a bin bag, scourer, cloth, washing up liquid and 3 dishwasher tablets), 2 detergent pods for the washing machine, Highland Soap toiletries, hand wash, cleaning solutions/equipment and toilet paper sufficient for a short stay of 2 nights. Longer stays may require guests to purchase their own. 


5. Breakages and damage

Guests shall take reasonable and proper care of Hungry Robin Lodge and its furniture, fittings and effects and leave the property and its contents in the same state of repair, condition and order as observed at check in. An inventory of items is checked at the start and end of the stay and missing items may be charged. No charges will be made for minor or reasonable damage when notified in advance of departure.


6. Smoking and vaping

Strictly no smoking in the property and only outside in the designated area. Our woodland location poses an extreme risk of fire. Please no vaping in the house. If any evidence of smoking is found in the house or if cigar/cigarette ends are left outside then a £500 fine will be applicable and guests will be asked to leave forfeiting the right to a refund for the remainder of their stay.


7. Liability

The owners accept no liability for any death, personal injury, loss or damage of guest’s personal property whilst staying at Hungry Robin Lodge. The use of the property and its contents is entirely at guest’s own risk. The owners recommend you are adequately covered  by travel insurance for your holiday.


8. Right of entry

We reserve the right of entry to the property at any reasonable time for maintenance, repairs or inspection. Guests would be notified in advance of this occurrence.


9. Third Party Bookings (Agents)

For Agents or third parties payment and cancellation terms are as Clause 3 above.   We are unable to invoice and do not accept BACS/IBAN transfers. 


Contact information in the form of an email or telephone number is required for the client 28 days before arrival.  This is exclusively for the communication of important information relating to the client’s stay.  In the event of damage to the property by clients, the liability will lie with the booker to help obtain a satisfactory resolution.


10. Property use and Licensing

The property is for short term holiday use only. Parties, events or commercial activities are not permitted.  Property is licensed under Scottish Law via our property alcohol license, our operating plan allows for a maximum of two guests.

The property must not be used for any unlawful or immoral purpose.


11. Noise

Guests must respect the quiet environment of the property and its surroundings, including complying with any local noise regulations.


12. Complaints

If there are any concerns during your stay, please notify the owner immediately and every effort will be made to resolve the issue promptly.


13. Data Storage and Protection

The owners ensure that all credit card data is held securely and complies with PCI legislation. This is administered by Freetobook and held securely via their server which complies with GDPR (May 2018).


14.  Drone Use –  Specific Terms & Conditions

To ensure the safety, privacy, and comfort of all guests, the following rules apply to the operation of drones on or near the property:


  • Guests must obtain written permission from the property owner before flying any drone on, from, or over the grounds.
  • Permission may be refused at the owner’s discretion.
  • All drone operations must comply with UK Civil Aviation Authority (CAA) regulations, including:  
    • Drone registration and operator ID (if required)
    • Maintaining visual line of sight
    • Respecting altitude limits
    • Avoiding restricted airspace
  • The guest is fully responsible for knowing and following all applicable laws.
  • Drones must not be flown over or near:  
    • Bedrooms, windows, hot tubs, gardens, or private guest areas
    • Neighbouring properties
  • Flights must not cause disturbance to other guests or wildlife.
  • Drones may only be flown in safe weather conditions and in designated areas approved by the owner.
  • The operator must ensure the drone does not endanger people, animals, buildings, or vehicles.
  • Night flying is not permitted.
  • The guest accepts full responsibility for:  
    • Any injury or damage caused by drone use
    • Any legal consequences arising from improper operation
  • The property owner is not liable for any accidents, losses, or penalties related to drone activity.
  • Guests must have appropriate drone insurance covering public liability.
  • Proof of insurance may be requested before permission is granted.
  • The property owner may stop drone activity at any time if:  
    • Safety concerns arise
    • Other guests are disturbed
    • Rules are not being followed
  • Any commercial photography, videography, or surveying requires:  
    • Prior written approval
    • Proof of CAA permissions (if applicable)
    • A separate agreement if needed


Card information may only be accessed in respect of cancellation charges and charges relating to damages, smoking penalties as already referenced. Under no circumstances will the owners sell guest information to third parties or use their information for anything other than administering the booking.
